Not all plaster cladding is a leaky home. The difference between stucco, monolithic systems and modern cavity plaster, and what owning one means in Auckland.

No cladding type in New Zealand carries more baggage than plaster. Say "plaster house" to anyone who lived through the leaky-building years and they hear "leaky home", and that reflex now shapes everything from insurance questions to sale prices. Understandable? Yes. Also imprecise, because plaster describes several quite different constructions, and the difference between them is the difference between a sound house and a rotting one. What "plaster cladding" covers
Three different things get called plaster or stucco in New Zealand, and they age very differently.
Traditional stucco is sand-cement plaster over a rigid backing or netting, a construction that goes back a century here. Plenty of 1920s to 1950s stucco homes are still standing without drama. The material is heavy and hard, and it was typically built onto houses whose simple shapes, generous eaves and naturally durable framing gave water fewer opportunities and the wall more forgiveness.
Then there are the notorious ones: monolithic plaster systems of the 1990s and 2000s, plaster over polystyrene sheet (often called EIFS) or fibre-cement sheet, creating that seamless, Mediterranean look. The material wasn't the core problem. The system was. These claddings were commonly fixed directly to the framing with no drainage cavity, on homes with minimal eaves, complex junctions and, after 1995, often untreated timber framing. Water that got past the surface had no way out and nothing durable to meet. That combination, not plaster as such, is what produced the leaky-building era, and it's why the risk profile of these homes is about their construction date and system rather than their looks. Modern plaster systems are what the rules produced after the crisis. Since the 2004 overhaul of E2/AS1, the Acceptable Solution for the Building Code's external moisture clause, monolithic claddings go on over a drained and ventilated cavity, so any water that penetrates can drain out and the wall can dry. Same look. Different construction, different behaviour.
So the first question about any plaster home is never "is it plaster?" It's: when was it built, and is there a cavity behind the cladding?
If you own a plaster home
For owners of pre-2004 monolithic homes, the practical picture is this. The house isn't condemned by its cladding, some are sound, but it belongs to the risk profile, and the honest way to know where yours sits is evidence rather than optimism: the consent records (was it built or since reclad with a cavity?), the visible symptoms (cracking at windows and junctions, bubbling paint, interior damp, soft sills), and where symptoms exist, a proper weathertightness assessment with moisture testing.
Two ownership traps are worth naming. The first is the cosmetic cycle: re-plastering, sealing and repainting a direct-fixed wall every few years treats the appearance while the framing behind it stays on the same trajectory. The second is waiting for proof. On this construction, by the time damage is unmistakable inside, it's usually been underway in the framing for years, and owners who investigate at the first recurring symptom consistently spend less than owners who repaint through a decade of them.
Where investigation shows the system has failed, the fix is a reclad: strip the cladding, repair the framing, rebuild on a drained cavity to the current code, consented and finished with a Code Compliance Certificate. At that point the owner also gets a genuine choice about the exterior. Which leads to the resale question.
The stigma question, answered honestly
Here's the uncomfortable market reality: plaster homes carry a stigma that outlives the actual risk. Even a properly reclad home on a modern cavity system can face extra questions from buyers, valuers and insurers if it still looks monolithic, because the look is the trigger for the questions. That isn't fair to compliant modern plaster. But it's real.
It cuts both ways in practice. Some owners reclad in a modern plaster system anyway, because they love the look, the documentation answers the questions, and a consented reclad with a CCC is provable on paper. Many others use the reclad to change the house's face entirely, to weatherboard, fibre cement, brick, or a mix, precisely so the question never gets asked. Neither choice is wrong. If you are buying one
Everything above compresses into three checks: the era and system (pre-2004 direct-fix versus cavity construction), the records (consents, any reclad, and whether it earned its CCC), and a weathertightness-competent inspection rather than a general once-over. A monolithic home with a documented, certified reclad can be one of the better buys on the street, priced for its reputation, fixed beyond it. One with a fresh coat of plaster and no paperwork?
