Who decides to reclad an apartment building or complex?
In most multi-unit buildings the exterior is common property, so the decision sits with the body corporate, not an individual owner. Major recladding and the funding for it usually need a special resolution, which generally means at least 75 percent of the votes cast in favour. We are used to working alongside body corporate committees, project managers and their advisers through that process.
Does a commercial or multi-unit reclad need building consent?
Yes. Auckland Council requires building consent for recladding and there is no minor-works exemption, because the work affects the building's weathertightness, durability and often its fire and structural performance. For larger buildings the consent covers the whole envelope and usually draws on structural, fire and facade engineering, with producer statements from the relevant designers.
Can the building stay occupied during the work?
