Cladding Types in NZ: Choosing the Right Exterior for a Reclad

Weatherboard, fibre cement, brick veneer, plaster systems and metal: how the main NZ cladding types compare, and how the current Building Code treats them all.

Choosing cladding used to be mostly a question of looks. In New Zealand, after two decades of hard lessons about water and walls, it is better understood as choosing a weathertightness system with a look attached. If you are recladding a home, or comparing quotes that each propose a different exterior, here is what the main cladding types actually are, how the Building Code treats them, and how to think about the choice.

The thing that matters more than the material

Start with the fact that reorganises the whole question: under the current Acceptable Solution for the Building Code's external moisture clause (E2/AS1), most wall claddings on most homes are installed over a drained and ventilated cavity, a gap behind the cladding that lets any water that gets past the surface drain out and the wall dry.

That changes how you compare materials. New Zealand's leaky-building era was not caused by one bad material; it was caused by cladding systems, mostly direct-fixed monolithic ones, that gave water no way out. Built the modern way, on a cavity with proper flashings, every mainstream cladding type below can perform. So the material choice is less about which one keeps water out, the system does that, and more about look, budget, maintenance appetite, and what suits the house and the street.

The main types

Timber weatherboard. The classic New Zealand exterior: horizontal boards, usually pine or cedar, in bevel-back or rusticated profiles. It is the natural language of villas, bungalows and character streets, it repairs board by board rather than panel by panel, and it takes paint or stain. The trade-off is the maintenance rhythm every painted timber exterior carries: washing and periodic repainting to keep the coating doing its job.

Fibre cement. A composite of cement, sand and cellulose fibre, used two ways: as weatherboard profiles that read like timber from the street, and as large sheets or panels for a more contemporary look. It is dimensionally stable, takes paint well, and is common in both new builds and reclads. Brand names like Hardie board are so familiar that many people say them when they mean the material.

Brick veneer. A single skin of brick outside the framing, with a drainage gap behind, which is why brick homes have always had a version of the cavity idea built in. The exterior needs little ongoing coating maintenance, which is its enduring appeal; the look and the cost sit at the more substantial end, and changes later are harder than with board systems.

Modern plaster systems. Plaster is the loaded one, because monolithic plaster is the face of the leaky era. The distinction that matters: the problem systems were plaster direct-fixed to framing with no cavity, and often no treated timber behind. A modern plaster system, installed over a drained cavity to the current code, is a different construction that happens to share a look. Owners who like the monolithic aesthetic can have it compliantly; owners of leaky-era plaster homes often reclad away from it precisely because the look carries a stigma at resale regardless of what is behind it. Metal cladding. Profiled steel or aluminium panels and trays, long common on rural buildings and now a mainstream contemporary choice, often used on part of a facade in combination with another material. Light, quick to install, and distinctly modern in character.

Mixed claddings. A lot of current design combines two or three of the above, weatherboard with a panel accent, brick with cedar. Every junction between materials is a detail that has to be flashed and drained properly, which is a design and workmanship question rather than a reason to avoid the approach.

Choosing for a reclad, specifically

A reclad adds considerations a new build does not have.

The house has an era and a street. A 1920s bungalow reads naturally in weatherboard; a 1990s home can go contemporary. In a character area, the street may decide for you: visible cladding changes on scheduled streetscapes can need resource consent, and like-for-like sits easiest.

The consent already defines the system. A reclad consent documents the entire cladding system, the cavity, the wrap, the flashings, the junctions, not just the material. Whichever type you choose, what you are actually buying is that documented system, inspected at every stage and signed off with a Code Compliance Certificate. That is what a recladding specialist prices and builds: the system, with the material as its visible layer.

Insulation while the walls are open. Whatever the cladding, a reclad is the one moment wall insulation can be upgraded cheaply, because the framing is exposed anyway. The material choice does not change this; the timing does.

Weight and structure. Moving between light claddings (weatherboard, fibre cement, metal) is structurally straightforward. Moving to or from heavier systems like brick involves structural questions the design has to answer, one of the reasons the designer and builder should be in the same conversation early.

Honest maintenance expectations. Painted timber asks the most of you over time, coated fibre cement somewhat less, brick the least. None of them is maintenance-free, and every cladding type still relies on its seals, flashings and paint film being kept in order. A material chosen against your real maintenance appetite becomes a problem on a schedule.

The comparison that actually matters

When quotes arrive proposing different claddings, the useful comparison is rarely material versus material. It is system versus system: does each quote specify the cavity, the wrap, the flashing details, the junction treatment, the consent path and the CCC at the end? A mid-range material on a properly detailed, inspected system will outperform a premium material on a shortcut, every time, because in this climate the water does not care what the wall looks like.
