Does an office fit-out need building consent?
Depends on the scope, but plenty of office fit-outs do need building consent, and most need the landlord's consent on top of that. Anything that adds or moves a fire-rated wall, changes the exit routes off the floor, alters how the space is used, or touches the fire alarms and sprinklers will usually trigger a consent. Purely cosmetic work like new finishes often will not. The council looks hardest at fire separation, at egress, the safe ways out, and at accessibility. We assess that early and run the consent so the floor ends up properly signed off.
Can we keep operating while the fit-out happens?
In most cases, yes. A lot of our office work happens in buildings that are still occupied, so we build the programme around that from the outset. The loud and dusty stages can run after hours or across a weekend, and where something has to happen mid-week we stage it so part of the floor stays usable while we work on the rest.
