New Builds in Auckland

Ground-up new homes across Auckland, built from your plans by one team, backed by the Halo 10-year residential guarantee.

A new build is exactly what it sounds like: a home built from the ground up on your section, whether the land is bare or you are clearing an older house off it first. Adron Construction builds new homes across Auckland. You bring the plans, your own or drawn by an architect we can put you onto, and we take it from there, from setting out the foundations to the final coat of paint. We do not design the house ourselves. What we do is build it properly, as one team that owns the whole job and answers for it. A new home is one of the biggest calls most people ever make, so the part that matters most happens early, well before anyone swings a hammer: getting the plans, the budget and the build programme to actually line up.

When a New Build Makes Sense

Most people land on a new build when the house they have just will not bend any further. The layout fights you every morning. The bones are tired. Money keeps going into an old place and none of it gets you the home you actually want. Build from scratch and you start with how your family really lives, where the sun falls on the section, what the next twenty years look like, instead of working around walls someone put up in 1975. That is the appeal. A clean slate, and for plenty of Auckland owners that freedom is worth every cent.

No two new builds start the same way, and yours will steer how we approach it. Some owners buy a bare section in a new subdivision and have a home drawn up for it, by their own architect or one we point them to. Others already own in an established suburb and go the knock-down-rebuild route, swapping a worn-out house for a modern one without giving up the street they love. And plenty come to us with a finished set of architectural plans already in hand, wanting a builder they can trust to deliver them. Single-level family home, two-storey design on a slope, a replacement house squeezed onto a tight infill site: the fundamentals do not change. Sound plans, a realistic budget, a clear consent path, and a crew that finishes what it starts.

What We Handle

The heart of it is straightforward: we build your home from the plans you bring us. Walls, roof, the lot, turned from drawings into a house you can move into. Haven't got plans yet? That is fine. We will point you to architects and designers we have worked with and rate, let them draw the home, then build what is on the page. We do not design in-house, and we are upfront about that, because building it well is a full job on its own.

Reading a set of plans properly is where a lot of grief gets headed off. We go through your drawings closely before anything starts, flag the details that will be awkward or expensive once we are on site, and price the job honestly so you know where you stand. Better to have that conversation over the plans than halfway through framing.

Every build starts with the section, because the land sets the rules. Slope, access for diggers and deliveries, drainage, the ground conditions that decide how the foundations get designed. A flat, easy lot and a steep one with a tight driveway are completely different jobs, and saying so early protects your budget and your timeline both.

Then there is running the thing. We manage the build programme and line the trades up in the right order, earthworks and foundations, framing, roofing, cladding, services, linings, fit-out. Keeping that sequence tight is what stops a build stalling between subbies while everyone waits on someone else.

We carry the consent and inspection side the whole way too. Lodging the building consent, booking and fronting the council inspections at each stage, and seeing it through to the Code Compliance Certificate (the council's sign-off that the home was built to the approved plans and the Building Code). You are not left chasing paperwork on your own.

Under all of it sit the credentials that actually protect you. Adron Construction works to NZ Certified Builders and Licensed Building Practitioner standards, and our new homes carry the Halo 10-year residential guarantee. Get the plans, the budget and the build lined up at the start, and the rest of the journey is calmer than most people expect.

New Builds Across Auckland

Auckland is growing fast, and a lot of the new homes are going up in the subdivisions opening up around the edges. Head south and whole new neighbourhoods are taking shape on old farmland around Drury, Pukekohe and Papakura. Closer to our Waimauku base, the north-west keeps filling in: Kumeu, Huapai and Riverhead, new sections and lifestyle blocks. North of the bridge, Millwater and Silverdale just keep expanding with family homes on fresh subdivisions. We build across all of it, and we are comfortable with what a brand-new lot throws at you, shared access, services that get connected in stages, the lot. But new builds are not only a greenfield story. In the established suburbs we do infill and knock-down-rebuilds, pulling down a tired old house and putting an efficient modern home on a site that already sits in a settled, leafy street nobody wants to leave. A flat section in a new subdivision behaves nothing like a sloping one down an old narrow drive with mature trees, and the ground underneath can change what the foundations have to do. We build right across Auckland and tailor every home to the section it lands on.

Why Choose Adron Construction

With Adron you get one team and one point of responsibility for the whole build. We work hand in glove with your architect or designer, then run the site and coordinate every trade ourselves, so nothing falls down the gap between the people who drew it and the people building it. Got a question? You know exactly who to ring. On a job this size, that single line of accountability is worth a lot.

Pinning the scope down early is also how we keep the cost honest. When the plans, the specification and the budget are settled before we start, you are far less exposed to the creep and the surprise variations that blow new builds out. We would rather have the hard conversations on paper, at the kitchen table, than halfway through the framing when changing your mind costs real money.

And behind the work sit the credentials that should matter to anyone building. We are an NZ Certified Builders member with Licensed Building Practitioners on the team, and our new homes carry the Halo 10-year residential guarantee, so you are protected well past handover. For the rules your build has to meet, Auckland Council's guidance on building consents and the new-dwelling process lays it out.

What To Expect

A Clear Path From Bare Section to a New Home

Inspection.png

Plans and Pricing

First we get our heads around how you want to live, your site, and your budget. If you have plans, we work from them; if you do not, we connect you with an architect or designer to draw them. Either way, this is where the specification gets locked and the job gets priced, so the numbers are clear before anything is set in stone.

Consent.png

Consents and Compliance

With the plans agreed, we prepare and lodge the building consent and work through the council's requirements for you. Once we are on site, we book and meet each inspection as the build hits that stage, and keep the documentation straight so the project stays compliant the whole way up from the ground.

Construction and Completion

Now the home actually takes shape. We run the programme and bring the trades through in order, foundations, framing, roofing, cladding, services and fit-out, keeping you posted as each stage lands. It wraps up with the final inspection and the Code Compliance Certificate that says it is ready to live in.

New Build FAQs

Do I need my own plans, or can you help arrange them?

Either works. If you have already got a full set of plans from an architect or designer, great, we will build from those. We read them carefully first, flag anything likely to be awkward or costly on site before work starts, and price the job straight. Don't have plans yet? We do not design in-house, but we will point you to architects and designers we trust, they draw the home, and we build it. The one constant is that the build itself, and the responsibility for it, sits with us.

How long does a new build take in Auckland?

Honestly, it depends, on the size and complexity of the home, the site, and how the consent runs. A real answer comes once we have seen your project. As a rough guide, allow a few months for plans and consent before construction even starts, then a good stretch on site after that. A simple single-level home on an easy section moves quicker than a big two-storey on a steep one. We hand you a build programme up front so you can plan around the stages rather than guess at them.

What is the difference between a fixed-price and a cost-plus contract?

Fixed-price sets one agreed sum for the work as specified. You know the figure up front and we carry the risk of pricing it right, as long as the scope does not move. Cost-plus bills the actual labour and materials plus an agreed margin, which can suit a job where the scope is genuinely hard to pin down early. One gives you certainty, the other flexibility. We will walk you through which one fits before you sign anything.

What does the Halo 10-year guarantee cover?

The Halo 10-year residential guarantee is independent cover that protects your new home for a decade after it is finished, on top of the standard protections in your build contract. It covers defined structural and weathertightness issues, so the investment is backed long after handover, and it reassures a buyer down the track if you ever sell. Paired with our NZ Certified Builders membership and Licensed Building Practitioner status, that is real, independent protection. We will walk you through exactly what is covered.

Should I build on a vacant section or do a knock-down-rebuild?

Start with the land. A vacant section gives you clear ground and usually a simpler start. A knock-down-rebuild keeps you in a location you already love, swapping an older house for a new one, but you take on the cost and time of demolition plus the constraints of an established site, access, services, existing trees. Both are everywhere across Auckland. It really comes down to whether you would rather a settled suburb or a fresh subdivision, and we will help you weigh the site and the budget before you commit.
