Most fit-outs start with a lease. You have signed for a space, or you are about to, and what you have taken on is rarely what the business needs on day one. Healthcare fit-outs run to a different rulebook again. A clinic needs hand basins and sanitary facilities where the rules and the clinical work put them, smooth cleanable surfaces, and a layout that holds up to infection control. If the public uses it, accessibility comes into sharp focus, from step-free entry to a toilet someone in a wheelchair can actually use. The trickiest jobs change what a space is for. Turn a retail shop into a cafe, or an office into a clinic, and you trigger what the Building Act calls a change of use, where the new use has to meet the Building Code as nearly as is reasonably practicable. In plain terms, the council can make you upgrade the fire escape and the accessibility before the new use is signed off, and sometimes the sanitary facilities or the structure with them. It catches a lot of tenants out, after the lease is already signed. We work it out early, so it is priced and planned instead of sprung on you mid-build.
Then there are the building's safety systems. Fire alarms and sprinklers, emergency lighting, the air conditioning that has to keep running. These are specified systems, signed off every year through the building's Warrant of Fitness, the annual certificate that they are all maintained and working. Touch one during a fit-out and the paperwork has to follow, or you have quietly broken the landlord's compliance. We coordinate the certified people who sign these off, so the tenancy hands back clean and the Warrant of Fitness still stands.

Consents and Approvals
Most fit-outs need a building consent, and a change of use needs the council notified and satisfied the space will comply. We prepare and lodge it all with Auckland Council, coordinate the fire and accessibility detail, and manage the back-and-forth, plus the landlord approvals the lease calls for, so nothing stalls the start on site.

Build and Handover
Then we build, staging the work around the trading hours of the building and the businesses in it. We run every trade in sequence, keep the specified safety systems certified, and finish with the Code Compliance Certificate that signs the work off. Commercial Fit-Out FAQs
Do I need a building consent for a commercial fit-out?
Usually, yes. Most fit-outs involve work that needs a building consent, whether that is a structural change, a fire-rated wall, new plumbing or a tweak to the building's safety systems. The exceptions are minor, cosmetic jobs that do not touch any of that. On top of consent, if you are changing what the space is used for, the council has to be notified separately. We work out exactly what your fit-out needs at the start, so the consent path is clear before you commit to a programme or an opening date.
What is a change of use, and why does it matter?
It is the part that catches tenants out. A change of use is when a space starts being used for something different from its last approved use, a shop becoming a cafe, an office becoming a clinic. The Building Act then says the building has to meet the Code as nearly as is reasonably practicable in its new use. So the council can require you to upgrade the fire escape and the accessibility, sometimes the sanitary facilities or the structure too, before it signs the new use off. Can you fit out a hospitality space, with the commercial kitchen?
Yes, and hospitality is some of the most demanding fit-out work there is. The food-safety side sits with you and the council separately, but the building work that makes it possible is ours. Will the fit-out disrupt the other tenants in the building?
We plan hard so it does not. Most commercial buildings keep trading right through a fit-out, so we stage the loud and dusty work for after hours or quiet periods, seal the work zone off, and keep access and safety controlled for everyone else in the building. The landlord and the building manager usually have their own rules on noise, hours and access, and we work to them. The goal is that the building barely notices the fit-out until your doors open.
What happens to the building's Warrant of Fitness during a fit-out?
It has to stay intact, and that is easy to break without realising. A building's safety systems get signed off every year through its Warrant of Fitness: the fire alarms and sprinklers, the emergency lighting, the air conditioning. Alter any of them in a fit-out and the compliance paperwork has to be updated and re-certified by the right people. We coordinate those certifiers as part of the job, so the tenancy hands back without leaving a hole in the landlord's annual compliance.
